VA mortgage rates
How do VA home loan interest rates work?
VA does not set one interest rate for every borrower. Private lenders offer VA mortgage rates, and your rate and costs can vary with the market, loan details, and lender.

Short answer: There is no single official VA loan rate that applies to every borrower. Lenders set rates and terms, which can differ by lender, day, loan type, rate lock, points, credit profile, and other factors. An advertised rate may not be the rate you qualify for or the least expensive overall offer.
What can affect a VA mortgage rate?
Market conditions influence mortgage rates, while lenders price offers based on the borrower and transaction. The loan term, fixed or adjustable rate, credit and financial profile, discount points, and lock period can all matter. A zero-down VA loan, a refinance, and a purchase loan may have different pricing. Ask the lender what assumptions are behind a quoted rate.
How should I compare VA loan offers?
- Request written Loan Estimates from multiple lenders close together in time.
- Use the same loan amount, property, occupancy, rate type, term, and down payment assumptions.
- Compare the interest rate, annual percentage rate (APR), discount points, origination charges, projected monthly payment, and cash to close.
- Ask whether the rate is locked, how long the lock lasts, and what could change before closing.
The interest rate is the cost of borrowing expressed as a percentage. APR includes the interest rate plus certain loan costs and can help compare offers, but it does not capture every cost or fit every comparison. Review the full Loan Estimate and ask the lender to explain items you do not understand.
Are VA loans always cheaper than other mortgages?
Not necessarily. VA-backed loans can offer important features for eligible borrowers, such as no required monthly mortgage insurance on many purchase loans and possible zero-down financing. But a borrower’s actual rate, fees, funding fee, and total cost depend on the offer and circumstances. Compare the VA offer with other available options rather than relying on a general claim that any loan type is always cheapest.

Simple lender-offer worksheet
Record the same details from each Loan Estimate so you can ask about differences. These figures describe a specific offer, not a guaranteed final loan.
- Loan amount, term, fixed or adjustable rate, and rate-lock expiration.
- Interest rate, APR, discount points, and lender origination charges.
- Estimated total monthly payment and estimated cash to close.
- Funding fee treatment, lender credits, and services you may shop for.
If one offer has a lower rate but more points, ask the lender to show the upfront cost and projected payments over the time you expect to keep the loan.
